Water almost never enters a roof directly above where it appears inside. It gets in at a flashing, a penetration, or a lifted edge, then travels along a rafter or the underside of the sheathing before it finds somewhere to drop. This is why so many roof repairs fail — someone sealed the ceiling stain's nearest neighbour and the actual entry point is eight feet uphill.

We should also be clear about what we are not. We are a remodeling outfit that does roof repair well, not a dedicated roofing company doing full tear-offs and re-roofs. If your roof genuinely needs replacing, we will say so and tell you to get a roofing specialist rather than selling you a repair that buys six months.

What usually turns out to be the cause

Flashing failure

Where the roof meets a wall, chimney, or skylight. By far the most common source, and almost always fixable without touching the wider roof.

Rubber boots around vent pipes perish in LA sun, typically before the roof itself does. Cheap to replace, and a frequent culprit.

We start where the water is showing and work out which direction it travelled from. The entry point is rarely directly above the stain.

Inspection of flashings, penetrations, edges, and the surface itself. Photographs of anything relevant so you can see it yourself.

Repair or replace. If it is replacement, we say so and point you at a roofing specialist rather than taking the job.

Repair and verify

Fix the source, then confirm it holds. Interior repairs follow once the leak is proven stopped, not before.

How hard the leak is to find

Straightforward flashing failures are quick to identify. Leaks that travel a long way inside take real diagnostic time before anything gets fixed.

Roof pitch and access

Steep pitches and second-storey work need more setup and more safety equipment. A lot of LA hillside properties are in this category.

What the material is

Composition shingle, tile, and flat roofing all repair differently. Tile in particular needs care — walking it badly creates the next leak.

Extent of damage underneath

If water has been getting in for a while, sheathing or framing may be compromised and that widens the job.

Ceiling drywall, texture matching, and paint after the leak is stopped is often the larger half of the total.

How do you find a roof leak?

From the inside out. Water enters at a flashing or penetration and then travels along framing before it drops, so the stain on your ceiling is rarely under the entry point. We trace the path first, then get on the roof knowing roughly what we are looking for.

Do I need a whole new roof, or can it be repaired?

Usually repaired. Most leaks are a failed flashing or a perished vent boot rather than a roof at the end of its life. If yours genuinely does need replacing we will tell you and recommend a roofing specialist — that is a different trade from what we do.

How much does roof leak repair cost in Los Angeles?

Diagnosis and a targeted repair to a flashing or boot sits at the affordable end. Costs rise with access difficulty, roof material, and how much damage has occurred underneath. Interior ceiling repair is often the bigger line item.

Can you repair the ceiling damage too?

Yes — drywall, texture matching, and paint are trades we already do. We wait until the leak is confirmed stopped before repairing inside, because doing it the other way round means doing it twice.

How soon can you look at an active leak?

Call rather than using the form. Active leaks get worse by the hour and the phone is checked far more often than the inbox.

Do you work on tile roofs?

For repairs, yes, with the care tile requires — walking a tile roof carelessly cracks tiles and creates the next leak. Full tile re-roofing is specialist work we refer out.

Will you go up and just take a look?

Yes, and the assessment is free. Sometimes the answer is that nothing needs doing yet, which is worth knowing.
