Every homeowner has a list. A door that no longer latches, a patch of wall from a previous repair, trim that came away, a floorboard that moves, a room that needs repainting after a leak. Individually each item is a twenty-minute job. Collectively they are a day, which is exactly the problem — no specialist trade wants to drive across Los Angeles for twenty minutes of work, and getting five different trades out for five small jobs is a fortnight of phone calls.

That is the gap we fill. We are already a flooring, painting, drywall and remodeling team, so most of what ends up on those lists is work we do anyway. Batching it into one visit with one invoice is simply more efficient for everyone.

It is also the most common way people first work with us. A repair goes well, and the next call is about a floor or a bathroom.

Write down everything, even the small items. Photos help enormously and let us bring the right materials on the first visit.

You get an itemised estimate covering the whole list, so you can cut items if the total is more than you wanted to spend.

One visit where possible

Batched into as few visits as the work allows. Some items need drying or curing time and cannot be compressed.

Walk it together

We go through the list with you and confirm each item before invoicing.

What moves the price on repair work

Nobody can quote this accurately without seeing it. These are the factors that move the number, so you know what we are assessing on the walkthrough.

Number of items, not size

Travel and setup are the fixed costs. Ten small jobs in one visit are far cheaper per item than ten separate call-outs.

Whether items cluster

Three drywall repairs in one room is one setup. Three repairs in three rooms is three setups, three protections, and three cleanups.

Drying and curing time

Compound and paint need time between coats. Some lists cannot be done in one day regardless of how small the items are.

Materials

Matching existing paint, tile, or trim sometimes means sourcing rather than pulling from stock, and discontinued products complicate it.

What is behind the problem

A recurring crack or a soft floor section usually has a cause. We will tell you when the symptom is not the actual job.

Is there a minimum job size?

We are more interested in whether the visit makes sense than in a hard minimum. One twenty-minute item across the city is difficult to justify for either of us; five items batched together works well for both.

Can you do a punch list before I sell?

Yes, and it is one of the most worthwhile things you can spend money on before listing. Small cosmetic defects read as neglect to buyers and cost far more in negotiation than they do to fix.

Do you handle rental turnarounds?

Regularly. Paint, patching, and flooring repair between tenants, usually on a deadline. Tell us the relet date and we will tell you honestly whether it is achievable.

Do you do plumbing and electrical work?

Ordinary fixture swaps, yes. Anything requiring a licensed specialist we bring one in for rather than working at the edge of what we are qualified to do. We would rather say no than improvise on something that matters.

How do I get an accurate quote for a long list?

Send the list with photos. Photos let us bring the right materials the first time, which is usually the difference between one visit and two.

Can you match my existing paint?

Often, if you still have the tin or the colour code. Without it we can colour-match a sample, though aged paint on a wall never matches new paint from the same formula exactly — which is why repainting the full wall is usually the better-looking answer.

Will you take on work another contractor left unfinished?

Yes, and it is more common than you would think. We will tell you plainly what we find rather than diplomatically around it.
