Recent work,
with receipts.

Every project below is tied to a real customer review. City, trade, and the quote are theirs, not ours.

How to read this page

Claims are cheap.
Reviews are not.

Anyone can put a stock kitchen on a website. What is harder to fake is a named customer in a named city saying what the work was actually like. That is what each card below is built around.

To add   Before-and-after photography and job-site shots. Stock imagery is standing in for now — real photos of these jobs would carry far more weight than anything else on this page.

By trade

What these jobs
had in common.

Different rooms, different budgets, same handful of things that decided whether they went well.

01
The prep was priced, not absorbed

Levelling, patching, and waterproofing appeared as their own line items. When prep is buried in a square-foot rate it is the first thing quietly skipped when a job runs long.

02
Trades were sequenced, not stacked

On the Torrance job the kitchen and the flooring ran under one schedule, so the new floor went in after the cabinetry rather than being covered and scuffed for a fortnight.

03
Surprises were surfaced early

The Glendale job started as electrical damage and turned into drywall, texture matching, and a repaint. It was priced as a change order before the work happened, not discovered on the final invoice.

04
The site stayed livable

Every review on this page mentions cleanliness unprompted. Floors covered, debris out daily. It is the detail homeowners remember longest.

Reasonable scepticism

About this work.

Are these real projects?

Every one is tied to a published customer review. The city, the trade, and the quoted words all come from the customer, not from us. The photography is placeholder while we collect job-site images.

Can I see a project like mine before I commit?

Ask when you call. We can usually point you to a comparable job — same trade, similar layout — and talk you through what it involved and what it cost.

Do you photograph work as you go?

Increasingly, yes. Before-and-after shots are the most useful thing a contractor can show, and they are more convincing than any claim we could write here.

How long did these take?

Room-scale flooring and paint jobs run a few days. Kitchen and bathroom projects run weeks, mostly waiting on materials and cure times rather than labour. Your estimate carries real dates.

Do you work on rentals and flips, or only owner-occupied homes?

Both. Rental turnarounds and pre-sale refreshes are a regular part of the schedule — usually flooring and paint together, on a tight timeline.
